Construction commences on new era of aged care for Western Australia

This week marked the commencement of construction of Hall & Prior’s new $90 million Karingal Green aged
care precinct in High Wycombe.

Karingal Green is a world-class aged care precinct providing a multitude of residential options, specialist
services and in-home & community aged care services for Western Australia.

It is the outcome of Hall & Prior’s determination to deliver an exceptional, well-considered aged care proposition
to the Western Australian community and has been supported by the Commonwealth Government contributing
$12 million of capital funding support, $41 million in senior debt from National Australia Bank and subordinated
finance from The Fire & Emergency Services Superannuation Fund.

The Karingal Green aged care precinct is anticipated to create 250 new jobs across the delivery of its residential
and home care offer. An additional 200 jobs will be created during the construction phase of the project.
Designed by leading international architects Hassell Studio and to be built by Broad Construction, Karingal
Green heralds a new era in Western Australian aged care.

Hall & Prior Chief Executive Officer, Graeme Prior said the project had been planned for over a decade and they
were thrilled to see it now underway.

“This is a flagship development for Hall & Prior and has involved significant research and development and
investment to plan and build.

“On completion the 1.6 hectare planned community will include 160 aged care beds, world-class health and
wellness facilities, health and lifestyle programs, rehabilitation services, research & training facilities and day
respite services.” Mr Prior said.

“It will feature a wellness centre, cinema, private dining, primary & allied health clinic, café, gymnasium,
heated pool and onsite staff development and training facilities to ensure the highest quality of care services are
available to residents and the local community.”

According to Mr Prior, Karingal Green responds to a growing demand for aged care services in Western
Australia and will set new benchmarks in the provision of contemporary aged care.

“As people age and have greater care needs, they not only want access to world-class care, health services and
facilities - they also want to remain connected to their community. And experience tells us, that in-care health
outcomes are better when spouses stay together and people retain their daily relationship with both family and
community.

“Our focus is on responding to our senior community and continually evolving our services and facilities to align
with their needs and wants.

“Karingal Green does just that. It is forward thinking and challenges perceptions of aged care. It responds to the
demands of an ageing population by giving them the choice of care to suit their individual lifestyles and needs.
It provides the very best services, care, accommodations and facilities – it’s now for them to access as they
choose.“ Mr Prior added.

“This is a wellness precinct that will develop and evolve with the residents and community it serves. It’s design
and functionality has been thoughtfully considered – not just for the ‘now’ but also with the realisation it will
continue to service Western Australia for the next 50 years.”

Karingal Green’s care approach and services are industry leading with both high dependency and low care
needs catered for on site, to allow residents to ‘age in place’ and enable couples to remain together.
Specialised care services are in accordance with world’s best practice and include a dedicated dementia care
wing within the precinct as well as young disabled care facilities which will cater for the high level 24/7 care
needs of younger residents while also providing age and lifestyle appropriate services and facilities. The Hall &
Prior owned & operated project also leverages its award-winning care program, providing much needed inhome
& community aged care services to approximately 150 people within the local region.

Commenting on the design elements of Karingal Green, Mr Prior said, “numerous design and building features
were incorporated specifically to ensure its integration into its natural surroundings and community.”
“Every element has been considered and included from features that enhance views and natural daylight to
elements that ensure ease of movement and add character to achieve a feeling of ‘homeliness’.
“The precinct will also connect with the surrounding community so residents can still contribute and participate
within the wider community and unite with friends and family.

“In the long term Karingal Green will deliver significant benefits to the community in terms of access to a
premium aged care product and the many benefits associated with that, including employment creation and
opportunities for the local business community.” Mr Prior added.
